## Why this coast is different

Three conditions drive nearly all the air conditioning work in this market, and
they are the reason a generic HVAC playbook underperforms here.

**Salt-air corrosion.** Airborne salt settles on the outdoor condenser,
attracts moisture, and holds it against metal. Fins corrode, coil surfaces pit
and eventually leak refrigerant, and electrical contactors and capacitors
degrade. Coil replacement is one of the most expensive repairs on an air
conditioner. The effect on lifespan is measurable: a well-maintained system a
few miles inland commonly reaches 12 to 15 years, while a comparable system
near the water often fails between 8 and 12. The band reaches further inland
than most homeowners expect. Manasota Key and Casey Key see it hardest, but
Grove City, Placida, South Gulf Cove, the Port Charlotte canal neighborhoods,
Venice Island, and most of Englewood proper are all inside it. Mitigations:
regular condenser coil rinsing at a cadence set by distance from the water,
coated or epoxy-treated coils, sealed or elevated electrical compartments, and
